<p><em>1. An expression of panic, that everyone should forget about comradeship and save themselves.</em></p>
<p>You might recall a post I wrote a little while ago about <a href="http://www.michelle-adams.com/customer-care-a-rare-breed.html">customer care</a>. In that post I talked about how customer care was a rare breed and people who put their customers&#8217; needs first would do well: this is true today more than ever!</p>
<p>I see endless examples day in day out of people who operate from a mindset that says <strong>&#8220;What&#8217;s the best outcome for <span style="text-decoration: underline;">me</span> and how can <span style="text-decoration: underline;">I</span> get it in the shortest possible time with the least amount of energy invested.&#8221; </strong></p>
<p>There&#8217;s not really a problem with wanting the best outcome for yourself is there? And surely there is no issue with trying to achieve those outcomes quickly without expending more time and energy than you have to. But if there are other people involved shouldn&#8217;t you be considering <strong>them</strong> and how <strong>they&#8217;ll be affected</strong> in your quest for your desired outcome too? Thinking along the lines of<strong><strong> &#8220;What&#8217;s the best outcome for</strong> <span style="color: #000000;"><strong>me <em><span style="text-decoration: underline;">and my customers</span></em></strong></span> and how can <em><span style="text-decoration: underline;">we</span></em> get it in the shortest possible time with the least amount of energy invested.&#8221; </strong></p>
<p>I&#8217;m not sure what it is that has led to what appears to be an &#8216;every man for himself&#8217; approach to life for many people. It&#8217;s as though we are in a panic and that our very survival has gotten so threatened that we are now willing to trample over our own neighbour to get what we want.</p>
<blockquote><p>Do you give even a fleeting consideration to what your actions might mean to someone else who is involved in your transaction, your group or whatever it is you&#8217;re doing to achieve a set outcome?</p></blockquote>
<p>I wonder if the &#8216;buy now pay later&#8217; addiction of today is also reflected in how we view our customers? Take their money today, deal with their dissatisfaction later?</p>
<p>Is it similar to smoking a pack a day and dealing with the emphysema later. Overeating fatty foods today and dealing with the high cholesterol later. Drinking too much today and dealing with kidney disease later. Spending too much today and dealing with the debt later.</p>
<blockquote><p>Treat people with indifference and deal with their wrath later.</p></blockquote>
<p>I&#8217;ve seen both site sellers and buyers, Internet marketers and other sales people who only seem to really care about what&#8217;s happening on their side of the fence. Their consideration for the other person or people involved seems almost close to zero in so many things they do. They work out how they can hype up their sales pitch the most, how they can inflate the value of what they&#8217;re selling beyond what they even consider it to be worth, they look for ways to create frenzies and so on.</p>
<p>Never fear, I&#8217;m not against marketing, I have done plenty of it myself. What I&#8217;m on about though has two components to it. One is a personal preference toward helping people. No not just &#8220;And in my spare time I like to read books, ride horses and help people.&#8221; No I mean truly help people! Put myself in their shoes. Guess what they might be thinking and ensure their own thoughts don&#8217;t convince them of something that&#8217;s not real. Think about them and what is best for them and their particular situation.</p>
<p>Someone displayed this type of consideration recently and although I expected it from them I was completely at their mercy to &#8216;do the right thing by me.&#8217; I asked them whether their service/type of advertising would likely lead to me getting exposure through to my target customer. The answer was no, probably not, and then an explanation as to why. I knew there were plenty of ways they could have &#8217;sold me&#8217; on their product that costs several hundred dollars but they didn&#8217;t. I wish they had something I did need because that&#8217;s the type of person I want to do business with, the one who truly has my needs in mind.</p>
<p>This person understands that strategically it&#8217;s not going to make sense to convince me to advertise with them and then in the long run not get the desired results of which I might tell others and come back and complain to them. This is the second component to why I prefer to market a certain way, because it&#8217;s good for business when you consider things strategically over the long term. I could have handed over hundreds of dollars for advertising that wouldn&#8217;t suit me and given that company a short term boost in revenue but what are the long term affects to their brand for not ensuring their client&#8217;s needs meet what they can deliver on. It&#8217;s not as easy to convey everything in a sales letter online as it is to talk one on one with a customer, but it pays to try and send the right message to help you attract those customers who are a good fit for what you&#8217;re offering.</p>
<p>Will you reduce the amount of dollars you receive up front by turning off some customers who are not a good match to your offer? Of course you will which is why some people prefer to use sneaky tactics, make &#8216;innocent mistakes&#8217; with how they portray what they&#8217;re selling, omit details that would be a clear signal to some that the product is not a good fit for them and generally stir up a lot of emotions and so on to get people foaming at the mouth for what they have on offer. I&#8217;m all for hungry customers, what I&#8217;m hoping you can realise though is that if you make me hungry for your secret menu of goodies you better make sure it&#8217;s vegetarian that you&#8217;re serving up because that&#8217;s the only food I eat. You can&#8217;t know everyone&#8217;s preferences but you can try hard to make clear what you&#8217;re offering and to who it might suit best.</p>
<blockquote><p>If you&#8217;re serious about an online business, and even offline too actually, then you are crazy if you think you can get away with poor service or if you think you can come out unscathed if you mislead, inflate, hype up and pretty much not deliver on your promises to your customers.</p></blockquote>
<p>Have you thought about the customer who actually might live around the corner from you who could have their AdSense account banned because of a questionable website you might sell them? Do you stop to think about anyone but yourself when calculating the multiple you might be able to get for a site you&#8217;re thinking of selling if you can just get the traffic and earnings to spike? Would you take a moment to think that a spike in traffic and earnings can lead to the site coming to Google&#8217;s attention? Are you thinking about the fact that the site could get deindexed and the associated AdSense account banned should a human review occur where it&#8217;s discovered that the scraped content is all that&#8217;s on offer and nothing much more.</p>
<p>When you decide you need $80K do you even think twice about promoting a $2000 product as an affiliate or are you just really excited and focused on the calculation you can make on what your list converts at, what date you can expect the affiliate commissions to be paid and how much interest you&#8217;ll save by rushing down to the bank and paying off a big chunk of your mortgage? Or are you having a nagging feeling in the back of your mind that says 99.9% of your subscribers don&#8217;t actually need what you&#8217;re about to send them to? Do you even take the time to do the due diligence on the person you&#8217;re promoting or do you just take them on face value because their face is pretty? Do you think you&#8217;re followers don&#8217;t <strong>see</strong> what you&#8217;re doing?</p>

<p>We&#8217;re not oblivious to the fact that someone said I should watch a sales video as it was full of great free &#8216;content&#8217; when in fact there was not one piece of free &#8216;content&#8217; in it, it was all pitch and they wasted my time. Did that marketer truly think I didn&#8217;t realise this was a referral for a new kid on the block and that they clearly had not watched the video themselves or they would have known there was no free &#8216;content&#8217;? It was obvious that they really didn&#8217;t have my best interests at heart at all otherwise they wouldn&#8217;t have sent me to that piece of rubbish &#8211; twice. They must have thought I was stupid because they sent me to the same offer a few days later only this time with a very lucrative bonus. I now finally gave up on this marketer who I&#8217;d somewhat grown to like but now realise they don&#8217;t care a flying banana about their subscribers and I don&#8217;t trust them anymore.</p>
<p>If you want to be someone like that, someone who employs short term tactics for quick rewards, whether that be for $500 or $80,000 then go right ahead, you will most likely win in the short term, even the long term if you can generate enough cash to pay for everything you need and then keep a low profile so you don&#8217;t get pelted with rotten eggs <em>(oh what fun)</em>. If you don&#8217;t want to be looking over your shoulder, feeling sick at the site of your inbox because of nasty emails from irate customers, see your name up in lights for all the wrong reasons and generally end up being miserable, then try putting yourself in your customer&#8217;s shoes.</p>

You never know, you might win them for life and actually build a sustainable business for the long term. Are there people with bad intentions? Of course there are but in the main, people are good. You might be able to help others realise that it&#8217;s not about being on one side of the fence or belonging to this type of group or that particular tribe. Whether we&#8217;re the buyer the seller, the coach or the student or the avenue that brings those things together, we are all just people and we have the power to help each other achieve by working <em>with</em> each other not against each other.</p>

			<content:encoded><![CDATA[<p>In my <a href="http://www.michelle-adams.com/fee-squeeze-at-flippa.html">last post</a> I discussed the increased cost of re-listing unsold websites at <a href="http://flippa.com/">Flippa.com</a> and how to approach things to lessen your chances of having to bear that new cost. Offering up packages stacked full of quality content, unique graphics, premium themes, thought out monetization and SEO, will have you standing out from the noisy low-end crowd and subsequently increase your chances of a <a href="http://www.michelle-adams.com/sell-through-rate-at-flippa.html">higher sell through rate</a>.</p>
<p>Of course if there is pressure to add more and more to what you already offer then what comes to mind next is the issue of how to maintain your return on the time and money you invest into building and selling sites. In my previous post I wrote:</p>
<blockquote><p>There is more to this business though than the simplistic calculation of the difference between the costs associated with your site sales and the final bid price.</p></blockquote>
<p>If you reduce your site sales to a simple, &#8220;Give me your money, here&#8217;s your website, don&#8217;t bother me or my return per hour goes down the toilet!&#8221; type of business model, then you don&#8217;t really understand the value of customer care and what having a loyal following of customers can mean to your bottom line.</p>
<p>I mentioned in my last post that I would next write about some ways to <strong>make more money after the sale</strong>, well in a nutshell you will make money after the sale by providing a <strong>high level of customer care</strong>. In fact not just a high level of customer care <em>after the sale</em>, but <em>during your site build</em>, <em>live auction</em>, <em>site transfer</em> and <em>after the site transfer</em>. At every single point in the process I&#8217;m focused on <strong>caring about my customer</strong>.</p>
<p>Of course your time investment and costs must be calculated and controlled however if you look after your customer you are much more likely to increase your profit above the basic calculation of the final bid price minus the costs of doing business. Let me give you a couple of examples.</p>
<p>I recently purchased two domain names with the specific intent of building web property to sell. When I performed the initial keyword research I noticed two related terms that would be a dynamic duo for one webmaster to own. I listed one site for sale and it sold within an hour or two. I took care of my customer by thanking them for their bid, communicating quickly, informatively and politely. We agreed on how the site transfer would take place and then, as a courtesy to the buyer, I offered to sell them the other site which they promptly paid for too.</p>
<p>What I could have done was promote that second site to my list of subscribers (see <a href="http://www.michelle-adams.com/making-your-sales-more-profitable.html">this post</a> for details about <a href="http://www.michelle-adams.com/making-your-sales-more-profitable.html">list building</a>), instead I offered it to this individual first as a courtesy. I <strong>significantly</strong> increased the chances of a sale given the buyer had already purchased from me and they were obviously very interested in the niche, but more so because the sites were <strong>high quality</strong>, my <strong>service was second to none</strong> so the buyer had confidence in me.</p>
<p>Another way that a high level of customer care can result in additional profit is to simply ask your buyers what their needs are and be transparent about what you recommend for them and why. Here&#8217;s an example of what you could send to a buyer after they&#8217;ve placed the winning bid:</p>

<p>A number of buyers will already have hosting and or a Namecheap account but not all will, and in those cases you have an opportunity to earn affiliate commissions from your recommendations. Of course with customer care top of mind, you wouldn&#8217;t recommend a reseller account if the buyer only needs a baby account. Keep your customer&#8217;s interests first and you&#8217;ll do well.</p>

<p>Isn&#8217;t it true that bad service is all too common? I know I have almost daily experiences of poor service, where my needs are not important to the very people I&#8217;m handing over my cash to! Whether it be paying for gas queued up 10 deep, struggling with a pram in a shop doorway or simply looking high and low for the hidden &#8216;contact us&#8217; link on a website to ask for help, I see poor service everywhere.</p>
<blockquote><p>Businesses with customer care as their core focus are a rare breed. If there is one way to stand out in today&#8217;s busy world it is to care about your customers and offer them great service!</p></blockquote>
<p>There are so many ways to take just <strong>one</strong> site buyer and help them achieve their goals by offering them all kinds of back end services. For multiple buyers who are in need of assistance in marketing their businesses, requiring PLR stock etc, well you can set up a support forum for them either for a small monthly fee or free. You can earn from various affiliate commissions simply from the recommendations you make in the forum. You&#8217;re really only limited by your imagination and if you couple that with a sincere desire to help people you&#8217;re likely to do very well.</p>

<p>As discussed in <a href="http://www.michelle-adams.com/sell-through-rate-at-flippa.html#comment-798">my reply to Kiran</a>, I&#8217;m disappointed that Flippa removed the free relist entirely. Sure, there was a need to clean up the new listings page as it was quite messy with new auctions and make an offer listings all mixed in to one, but I&#8217;m not convinced that more fees is the answer.</p>
<p>Here&#8217;s Flippa&#8217;s reasoning for removing the free relist:</p>

Up until last week, if your website didn’t receive a successful bid by the time the auction completed, we would automatically change your auction to a <strong>private sale listing</strong> for free.</p>
<p>From now on you will have the option to either re-auction your site or list it as a private sale listing for <strong>half price</strong>, a $9 listing fee. A private sale listing can be active for up to 6 months.</div>

<p>Well unfortunately the <a href="http://flippa.com/buy-websites?filterby=listings-latest">new listings page</a> still has private sale listings on it which was the grievance I had about the free relists to begin with. So although the new fee will price some sellers off the new listings page it still doesn&#8217;t clean up the page completely to focus solely on &#8216;auctions&#8217;. To achieve a clean &#8216;auction&#8217; marketplace the private sales could simply move onto their own tab, almost like a classifieds listing page, preferably free but paid for if Flippa believe this will force more quality into the marketplace.</p>
<p>But alas, I don&#8217;t make the Flippa policies and this change is something that doesn&#8217;t look like is going to go away and with that in mind I think Kiran&#8217;s question is a very good one. So what do we do?</p>
<p>Kiran&#8217;s suggestion to list for a longer period of time is valid as it will give your listing a chance at being viewed by more potential buyers, however there is less urgency for potential buyers to act unless you offer a good BIN (buy it now) price.</p>
<p>You can make a BIN bid more enticing by offering BIN bonuses such as extra unique articles, PLR (private label rights) article packs, social bookmarking, extended free hosting or even offer additional PLR ebooks for the new owner to promote on their site.</p>
<p>Additional costs really can take their toll on your return on investment, especially selling at the lower end of the market which can start to feel like a bit of a fool&#8217;s game at Flippa when you factor in all the fees. There is more to this business though than the simplistic calculation of the difference between the costs associated with your site sales and the final bid price.  There are many ways to earn income from your buyers outside of the Flippa marketplace. <img src='http://www.michelle-adams.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  I&#8217;ll post about some of the ways you can make money after the sale in a future post.</p>

			<content:encoded><![CDATA[<p>Anyone who has ever experienced the excitement of putting up their first website for sale will know that excitement can quickly turn into worry when the auction doesn&#8217;t attract any quick bids or general interest. Following on from that can be feelings of rejection and you might even begin to think that selling web property &#8220;doesn&#8217;t work&#8221;. This situation  can leave you completely demotivated and wanting to stop selling sites altogether.</p>
<p>I covered a little bit about the odds of selling in my <a href="http://www.michelle-adams.com/fail-to-succeed.html">Fail To Succeed</a> post and I emphasized the fact that your sites won&#8217;t sell first time every time. Even though I&#8217;ve pointed out the reality that not every site will sell, that doesn&#8217;t mean you can&#8217;t aim for and actually achieve a better than average sell through rate. <a href="http://flippa.com">Flippa&#8217;s</a> average sell through is 35% but it is just that, an <strong>average</strong>. There are some sellers averaging a sell through of 50-80% and some less than 20%!</p>
<blockquote><p>In this post I&#8217;m going to cover the things I believe you need to focus on to <strong>increase your chances</strong> of a high sell through rate on your Flippa auctions for start up blogs.</p></blockquote>
<p><span id="more-1237"></span>When building start up sites to sell (sites with no traffic or revenue to speak of) I like to aim for the site to appeal to as broad a range of potential buyers as possible. If I can appeal to a variety of buyers then my chances of the site selling are markedly increased.</p>

<p>Just like a restaurant who offers kids meals, vegetarian options and meat lovers pizza will appeal to a wider audience, so too will sites that show off great graphics, reasonable amounts of content, attractive domain names etc. <em>The key is ensuring that the sites you build tick as many of these boxes as possible.</em> Some buyers are only interested in the site looking good whilst others want the site to look good <strong>and</strong> to be in a very hungry niche. Other buyers will be looking for great domain names and some will want the whole package including high quality <em>unique</em> content.</p>
<p>If you solely focus on selecting a popular niche then you are limiting your potential buyer pool. If you focus on design and unique content but put the site on a .info domain then your site won&#8217;t be all that appealing to those buyers looking for good domain names. There is a time and a place for narrowing your sites for sale down to one type of customer but for the dime a dozen start up blogs that many sellers offer, I suggest you try to focus on appealing to a broader range of buyers. In other words offer kick butt graphics, premium themes if you have a license, .com domains, unique content and even a PLR (private label rights) ebook sold from a mini sales page within the site.</p>
<p>I&#8217;ve had buyers who were attracted by the &#8216;complete&#8217; package and that is very satisfying knowing they can appreciate all aspects of the offer. But I&#8217;ve also had buyers who took the site to pieces and the only recognisable part left was the content. It can be frustrating to think you put in a lot of effort into a design only to see it tossed out, you wonder why you bothered when the site would have sold without it. Well in hindsight of course you can say that, but the thing is you can never be certain what types of buyers are browsing the listings at any given moment. I had a buyer toss out unique content, but that didn&#8217;t mean I would create all future sites with PLR because if I did I  would cut out those buyers looking for unique content.</p>
<blockquote><p>At the end of the day you really need to <em>consider</em> the following points and aim to appeal to the various buyers who focus on one or all of these aspects:</p>
<ul>
<li>Domain Name</li>
<li>Design</li>
<li>Market/Niche</li>
<li>Content</li>
<li>Monetization</li>
<li>SEO</li>
</ul>
<p>Here is an example of a start up blog that I aimed to cover all of the above components: <a href="http://www.meditationmindfulness.com/">Meditation Mindfulness</a>. And now an example of a site where the design was not premium and the content was <a href="http://www.michelle-adams.com/recommends/plrwholesaler">PLR</a>, subsequently I priced this site at around a third of the meditation site: <a href="http://www.healthyeatinghints.com/">Healthy Eating</a>.</p></blockquote>
<p>It&#8217;s very easy to fall in love with your sites as you build them and to convince yourself that they&#8217;re worth hundreds and hundreds of dollars but not everyone sees and or appreciates the opportunities you&#8217;ve built in although that being said it&#8217;s VERY important to have effective sales copy in your auction listing but more on that another time!</p>
<p>If you over price your listings at the outset you miss the opportunity that being at the top of the listings page brings which is more eye balls! All too often I see people panicking a day or two into the auction realising that the site could be over priced for the current market conditions and then adjusting their reserve and BIN. Don&#8217;t worry if this sounds like you, I&#8217;ve been there too, it&#8217;s not an exact science (I&#8217;ve said that before right <img src='http://www.michelle-adams.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  ) but don&#8217;t work against yourself by putting up very unrealistic prices and then trying to play catch up after the horse has already bolted. But don&#8217;t get me wrong, there are no guarantees no matter how much you do and often you will need to adjust prices as you go along but hopefully not by $100 increments. The idea I&#8217;m trying to get across is that there are things you can do to try to increase your sell through rate. Thankfully at Flippa, any unsold sites do move into the private sale listings at no extra charge.</p>
<p>So now you&#8217;re probably thinking: &#8220;Oh come on! If I put all this time and effort into these sites and try to tick all these boxes I&#8217;ll end up working for less than minimum wage! Forget it!&#8221; Well that can be true at the outset. If you&#8217;re learning FTP, WordPress installations, transferring sites and pretty much a newbie to either Internet marketing and or selling web property then yes, the rate of return per hour of time invested can be low. This type of thinking will undo you, see you quitting and believing that selling sites isn&#8217;t profitable. Everything takes time to learn and if you don&#8217;t have the time or inclination to dedicate to what you need to know then you will find it unpleasant and unprofitable indeed.</p>

<p>If on the other hand you feel you want to invest in your knowledge, practise what you learn over and over and gradually increase the speed at which you work then you&#8217;ll have a good chance of making money from this model. <img src='http://www.michelle-adams.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>Remember that I&#8217;ve covered only <em>one type</em> of site in this post, there are many variations of web property that you might like to sell and I&#8217;ll cover some of those in future posts.</p>

<p>I was shopping in our local department store a couple of weekends ago and was astonished to see the Christmas decoration department was starting to take shape! I still feel it&#8217;s &#8216;early&#8217; to be getting into the spirit of things but then again when it comes to retailing that&#8217;s how it works. Summer clothes go out onto the floor in the middle of Winter and Winter appears in the thick of Summer&#8217;s heat.</p>
<blockquote><p>Having <a href="http://www.michelle-adams.com/about">worked in retail</a> for 15 years I know how important it is to prepare early for seasonal markets. Whether it be Valentines, Easter, Mother&#8217;s Day or Christmas, you need to be ready to capitalise on the spike in seasonal sales up for grabs.</p></blockquote>
<p>Halloween is coming up so are you ready to jump on the online Halloween opportunity and grab a slice of the traffic and revenue from this seasonal event? And do you have plans underway to set up some sites in Christmas related niches?</p>
<p>You could create sites around Halloween costumes and decorations and market them heavily or even set up a site to sell to other savvy marketers. Christmas decorations, Christmas gift ideas and top toys for Christmas are niches you could get into now ready for the &#8216;rush&#8217;, or even sell Christmas niche sites on <a href="http://www.flippa.com">Flippa</a>.</p>

<p>Thank you to all the subscribers who&#8217;ve taken the time to answer the survey so far, the responses have been detailed and very helpful in terms of giving me a good understanding of how I can best help you.</p>
<p>One concern a number of the survey participants have shared is the worry of investing time and money into sites, listing them for sale only to find the auction listing ends with no buyer. This is a legitimate concern and one that I feel compelled to address.</p>

<p>If there is one problem with selling VRE this is the most significant, there are simply NO GUARANTEES that the sites you build to sell will meet the minimum amount you&#8217;re willing to sell them for, even if you just aimed to break even. (Custom builds &#8216;prepaid&#8217; are of course guaranteed. More on that another day. <img src='http://www.michelle-adams.com/wp-includes/images/smilies/icon_wink.gif' alt=';)' class='wp-smiley' />  )</p>
<p>There is risk involved with developing virtual real estate, why wouldn&#8217;t there be? It&#8217;s very similar to bricks and mortar real estate; you can buy a house, do it up and put it up for sale but there are no guarantees it will sell for the amount you hoped for or even to cover the costs of the renovations. The good news is that unlike a house where you&#8217;re investing hundreds of thousands of dollars, a $10 domain name and a $19 listing fee at Flippa.com is a little easier to bear.</p>
<p>So here&#8217;s the deal. Not every site you build to sell will be snapped up by a buyer so keep that in mind when deciding on how much you&#8217;re willing to invest to begin with. I have listed sites for sale and they haven&#8217;t sold first time around, but I&#8217;ve either been contacted after the auction and sold the sites or re-listed them and sold them second time around, but still, there are no guarantees.</p>

<p>Flippa&#8217;s % of sites sold runs at around 35%, that&#8217;s a whopping 65% of sites listed that end without the reserve price being met. If you fall into that 65%, (and you will if you get busy earning money this way) try not to take it personally. It can indeed feel like some type of rejection, like your site isn&#8217;t good enough and people don&#8217;t like it . I can assure you that if you have done a great job of your site it won&#8217;t be that no one doesn&#8217;t like it but rather they just aren&#8217;t in a position to pay you what you want for it. &#8220;That&#8217;s all well and good but what will I do with the sites that don&#8217;t sell?&#8221; you ask.</p>

<p>If you ensure you build sites that can make money one way or another, then you know you can recover your costs by marketing it yourself. You then might decide to keep the site long term once it starts generating income or sell it as established with revenue a little further down the track.</p>
<p>Not every site will be a winner but if you let the failures stop you then you&#8217;ll certainly never succeed.</p>
