In my last post I discussed the types of challenges you and others face when it comes to building and selling web sites: you might recall I specifically wrote:

I know that many of you who have considered selling web property haven’t even tried it for fear of the site transfer among other things. Many of my survey respondents I’ve had the good fortune to hear from, expressed that they are fearful of the site transfer and concerned with not having anyone to help them should they get into a technical pickle. Advice on how to make sites look good, what types of sites to build and sell and some general hand holding, feedback and advice on developing virtual real estate were some of the other things mentioned in the survey responses.

I also wrote in my last post that I’d have some news to share with you this week about helping you with those challenges. So what is the news? Well I’ve been very busy compiling an ebook that specifically addresses pretty much all of the major issues you and others told me you had!

Now when I say ebook, well it’s not just any old ebook if I must say so myself. :) This is a book that covers in minute detail every step of how to build and sell premium niche blogs.

Who is this book for?

This is a book for anyone who is willing to learn the ropes and open their minds to the world of virtual real estate development. It’s for anyone who is interested in learning how to build premium niche blogs from start to finish and how to sell and transfer them to a new owner.

    @Bob Thanks for the feedback Bob, glad you liked it! It was fun but golly I had to use quite a few programs to produce it. Keynote, QuickTimePro, ScreenFlow, Photoshop to name a few. Is this something you’d be interested in if I taught it in the VRED Vault?

    Very intriguing video…Love it!

    Question for you–In regards to selling virtual real estate, I guess I’m also wondering about affiliates. Do you have much success flipping blogs that aren’t showing Amazon or Ebay? The reason I’m asking is because I’m located in NC and I’m not able to participate with Amazon and I haven’t been approved yet for Ebay. Also–will you be having an online forum as well?

    I haven’t flipped sites that included eBay at all. There are plenty of other programs outside of Amazon that appeal to buyers. I don’t see that as an issue.

    What I most liked about the video is its speed; it moves right along. One of the reasons I don’t stick with a video is that it is so slow. They bore me. Yours MOVES.

    Congrats, Michelle! Well done…what a pro looking video! (love the music, too)

    You know I’ve been sitting here for weeks waiting for this release. And you have priced it so incredibly LOW, how can I resist? As a total newbie to building web sites, and something I did not want to take on and figure out on my own, your added support forum has changed my mind.

    I am up for this challenge! Especially in light of the fact that a client wants me to build her a new WP website. Perfect timing.

    Michelle:

    I think your “I am a website flipper for the people” attitude makes you more personable and approachable for many of us, especially those of us disenfranchised with “gurus.” You are a guru in the sense that you do what you love and teach it freely, but you don’t have that “salesy” approach. Thank you for being real!

    My big questions, and they come from experience, are the following:
    1) Because I love flipping but have yet to get my first flip ON Flippa, what kind of fees/financial commitments do I have to make beyond domains/hosting/design?

    2)My major concern is that even though you can scale, buying domains can add up…any way to build sites that are FREE in nature, hosted elsewhere (like weebly.com) and flip them and merely pass the username/password over to the buyer? Any thoughts on this instead of wordpress?

    3) I think WP is clean and useful and SEO optimized. But in order to automate this and crank out sites faster, do you recommend some software or plugins that we can install once (like WPMU) and then crank out site after site with the plugins already configured? (like WP Manager DX, something like that?)

    4) Thank you for putting up with my questions!

    Michelle, I think your book looks great…I have been overwhelmed with so many ebooks and info that I have lost some passion in flipping/affiliate marketing/adsense/SEO…I am ready to get reinvigorated. Perhaps this can be the last and final step in my journey to “find THE thing.” God bless each one of you as you utilize Michelle’s teachings:)!

    @Will Thanks for your feedback, it’s always good to hear how the things we do are being perceived…especially online, it’s hard to get the true intentions and emotions across on virtual paper.

    To answer your questions:

    1) The minimum listing fee at Flippa.com is currently $19 so if you’re just talking about the cost of a flip then that’s it. If you’re talking about selling premium blogs, then investing in a developer’s license would be my recommendation. Some go for around $69USD for unlimited use. Other than that there is nothing you really must have if time is more available to you than $ and or you just don’t want to risk any more $ than need be.

    2) Personally I don’t like building web property that I don’t fully own and I’m not sure how the market would respond to what you’re proposing. Could be worth a try but at the end of the day, if you build solid websites you should be able to, at the very least, recover the cost of a domain.

    I love WordPress and haven’t used other options so I can’t give you much more than a one eyed view there sorry.

    3) There are ways to automate the processes but things like plugins are so quick and easy to install that I’ve not focused on speeding up those areas…doesn’t mean it’s not useful to though. I’ve just spent more time looking at ways to speed up the components that take up large chunks of time.

    4) You’re more than welcome to ask more questions any time. :)

    I understand that feeling of losing the passion. The key is to pick something, anything and just stick it out. After that then spread the eggs around into different baskets but only one basket at a time. ;)

    I’ve 7 e-reports to read through before the end of the month (deadline I set myself), with 3 done. They cover such topics as membership sites, blogging, internet business and your Quik Cash Converter.

    Thus far Michelle, yours has made the most sense even though I haven’t yet taken the first step to building. After reading, I began to peruse Flippa.com, Dummies.com and others and once again began to overwhelm myself. Sheesh!

    One step at a time Clare, just one step at a time.

    Anywho… Just bought your big ebook. That is how much I liked your Qick Cash Converter and think it will help me step-by-step – something I very much need!

    It is still downloading. But I am very much looking forward to digging in and building up!

    Great to know you’ve set a goal that is very specific, don’t beat yourself up though if you don’t get through it all ok. Every step will get you there, doesn’t have to be 50 steps in 50 days or you’ve failed. Every step is an achievement.

    Well Michelle I am so happy to see this. A commenter above mentioned that there are no results posted. Well that makes sense since your eBook is brand new, but to put any other minds at rest I thought I’d add my testimonial….

    Michelle helped me from the start to get into flipping. She really guided me especially when it came to the customers’ mindset and what THEY are looking for, not just ME. This is the number 1 factor when you’re selling something. I can proudly say I have sold thousands of dollars worth of sites from August-December. In fact I made almost $2000 from flipping sites in December for three weeks on top of my regular work (I wanted to make some extra cash so I could take more time off at Christmas). I also built two custom sites that month at higher prices, and made extra bonuses through customers buying their hosting through my affiliate link. There is HUGE potential in this, though of course it takes a little work to get as quick at it as I did.

    And if you are scared about this, rest assured I was very nervous and put off flipping for months before I started. I wish I hadn’t!

    The reason design was such a strong focus was due to feedback from people interested in site flipping: they weren’t confident with it. Design is a challenge for some and there is good reason to make a site look good when it’s a start-up site you’re trying to sell.

    You’ll be pleased to know that one of the members in the VRED Vault has successfully flipped sites using auto-blogging and I know she’ll be happy to give you some tips.

    First off, LOVELY, LOVELY video!

    I agree with the poster that said the speed at which the video flows is what made all 3minutes 38seconds of it go by and you are left wanting more.

    I definitely have to get your eBook. QuikCashConverter explained flipping to me in better ways than $20 eBooks that I had bought.

    So what would a paid version be worth? Priceless, i think. Finally, we have a definitive guide to the site flipping business by someone who actually flips sites. Yep, Priceless.

    You mentioned focusing on design. That is one of the first things buyers are interested in. I’M IN!!

    If i write my article myself, use a free WP theme (cant afford a premium for my first few flips), pay the listing fee of $19, what other expense may I incur?

    I should pick this gem up on Monday, and get to work IMMEDIATELY.

    The other expense will be the domain name, less than $10. You could offer to pay the 5% success fee at Flippa too rather than make the buyer pay that…or go halves with the buyer.

    Perhaps a few dollars on some nice images to use in a header graphic and blog posts.

    Michelle, on an average, how long do you hold your sites before you flip them? What’s the shortest time you have built and sold a site? (Trying to gauge if this will help pay the rent by the 30th :-) )
